Selling or renting out a property is not always a straightforward process and, while some people choose to go it alone, most people in the UK will opt for help from an estate agent or letting agent. So, just how do you go about deciding which agent to trust with your property and how do you find one that is reliable and reputable?

How to find an estate agent or letting agent
Have a look at some of the websites which have lists of classified adverts for a range of services including estate agents and letting agents. These websites are a useful place to start your search as you will be able to access information on a number of different agents as well as their contact details. Another good way to find an agent is to ask any relatives, friends or colleagues who have recently sold or rented a property if they would recommend the agent that they used. You can of course simply walk down your local High Street and drop into any estate agents and letting agents that you pass by. The quality of the property details they provide in the window can, in itself, be quire revealing.

Choosing the right type of agent
Some agents will sell and rent out all sorts of properties from the lower end of the market to the upper end. However, others will specialise in a particular niche within the property market so it is important that you find out which agents focus on your type of property. There is little point in you trying to promote your one bed terrace house through an agent that specialises in country mansions. This will not make your house seem more appealing or result in a better standard of buyer or tenant. In fact, it will probably reduce your chances of selling or renting as people looking for your type of property are unlikely to consider looking at agents at the upper end of the spectrum.

Choose a local agent
It will make most sense to select an agent that is local to the property that you are trying to sell or rent out. This means that the agent will have a good overview of the current sale prices or rental values for properties in the local area.

Ask for a valuation
Most agents will carry out a sale or rental valuation of your property free of charge so it is a good idea to ask several agents to give you a valuation. However, do not automatically select the agent that gives you the highest valuation as you must ensure that the price is realistic compared to other similar properties in the same area. It is entirely reasonable for you to ask the agent for evidence of the prices or rental values that they have recently secured for properties similar to yours.

Professional affiliations
Look out for estate agents that are members of The National Association of Estate Agents (NAEA), The Guild of Professional Estate Agents (GPEA), the Ombudsman for Estate Agents (OEA) or the Association of Residential Letting Agents (ARLA) as these professional bodies require all members to sign up to a code of practice with regards to standards of integrity and service. Also, remember that all estate agents are bound by the Estate Agents Act 1979 regardless of whether or not they are registered with a professional body. This Act requires that estate agents act in the best interests of their clients and that they treat clients honestly.

Arranging viewings
Check that the agent will arrange for prospective buyers or tenants to view your property at times that will suit you. For example, you may not want any viewings on a Sunday or you may prefer viewings only during the day. You can usually give the agent a key so that they can arrange viewings while you are out at work so, you must choose an agent that you feel you can trust to have access to the property when you are not there.

Costs
Fees charged by agents for selling or renting out a property will vary so make sure that you find out exactly what the process will cost you by asking each agent you are interested in to provide you with details of their fees. Some agents will charge a fixed fee while others will charge a percentage of the total sale price or monthly rental value. Also, make sure that you will not be liable for any charges if the agent does not succeed in selling or renting out your property.

When you are selling or renting out a property it is vital that you make the right choice of agent to ensure that you get the best price or rental value for your property, that you are treated honestly and that the process of selling or renting out is made as simple as possible for you.
