With the continual rise in house prices and a more mobile work-force, it is not surprising that more and more people are turning to the option of renting as an alternative to buying their home. Today the average monthly rent payment is often equal to or less than the average monthly mortgage payment and renting gives you much more freedom with regards to moving at short notice. In addition you have fewer things to worry about as the landlord is responsible for most major repairs and expensive things like the boiler breaking down!

Finding your ideal house for rent
Most people who decide to rent a house will already have a general area in mind that offers all the services they need. However if you are moving to an area that you don't know then you should check facilities like shops, schools, doctors, dentists, banks and post offices before you start looking for suitable houses. You might also want to investigate the public transport links for the area, especially if you don't drive or you are moving to an inner city area where you won't be using your car.

Once you have found the ideal location you can start to look for your ideal house. It may be beneficial to register with a few letting agents if you can't find what you're looking for straight away as they can let you know as soon as suitable properties become available for rent. Once you do find something that you like; then comes the viewing stage. Many people feel uncomfortable viewing an already occupied house, but it is important to ask the present tenants (if there are any) about the peoperty and the local area. You should look for small things that could cause a problem later like signs of damp or general disrepair. Check that the door locks are the right type to ensure you can get insurance and that the house has smoke alarms, a fire extinguisher and possibly even carbon monoxide detectors fitted. If any of these things are missing then ask the landlord to supply them before signing anything. You might also want to check who is responsible for the external features of the house, such as the window frames, the gutters and the gardens so that you know exactly where you stand.

Once you have found your ideal house you need to start the paperwork and although this can be quite long winded it serves to protect both you and the landlord from misunderstandings at a later date.

The Tenancy Agreement
Before the landlord or the letting agent will draw up a tenancy agreement, you will probably be asked for a holding deposit and up to three references. These are often from your current employer, your regular bank and a personal reference from a friend or other acquaintance. You may also be asked to consent to a credit check and to provide evidence of your annual earnings so that your landlord can be sure that you can afford the rent each month. Once these have all been provided the landlord or the letting agent will draw up a series of documents that constitute your Assured Shorthold Tenancy Agreement and it is important that you thoroughly read through these before you sign them.

The first document is the Inventory of Contents and this will list exactly what is in the property at the time you move in. Be sure to check that this is all correct as a second inventory will be done when you move out and if there are any discrepancies you may be liable for them�so don't sign for anything that isn't there. The second document will be the Schedule of Condition and this describes the condition of the house when you move in including the condition of the carpets, curtains and furniture if present. Again make sure that this is correct as the house needs to be in the same condition when you leave. The rest of the document will be the actual tenancy agreement and it is important that you don't rush through reading this because you're eager to move in. If possible get a friend or colleague to read the agreement as well as they can often spot things that you miss and that may affect your tenancy. You may also want to consider taking legal advice before you sign if there is anything that you are not clear about.

Once you are happy with the terms of the Agreement you can sign and get ready to move in. The landlord will require a substantial payment first however and so it is important that you have enough to pay a security deposit, which is generally either one or two months rent, and a month's rent in advance. Once this is paid, you can have the keys to your new home and live there as if it were your own. You must bear in mind though that your Tenancy Agreement probably has clauses about loud and unsociable noise, pets and extended visits by friends and so it is important that you understand these terms fully and comply with them while you are renting the property so that you stay within the terms of the Agreement.

Conclusion
Renting a house is often an easier way to find and afford the house of your dreams without the long term commitment of buying; at the end of your tenancy you can just walk away and find your next dream house. Renting can be a more convenient option as the letting agent will do most the work for you, finding you the available properties to let within your specifications. Rental periods can vary allowing you more flexibility in your lifestyle and shorter term plans, and can be an ideal way of familiarising yourself with a new area.
