Location and Property Type
Clearly this will be determined by your own personal preferences and the purpose for which you intend to buy the property. In most cases people buy property as a family home but increasingly people are looking for second homes or to enter the buy-to-let property market. In all cases, location is one of the key criteria. A city apartment is ideally suited to someone single or a young couple whereas families tend to look for larger suburban homes with a garden. Other driving factors will include: how far you are prepared to commute to work; the availability and location of local schooling; historical property values and performance in the area; local cost of living (for example living costs in Greater London are vastly higher than those in many parts of rural England; and of course personal preference. Buying a property is an entirely subjective exercise: one person�s dream home is another�s nightmare.

Property Condition
Whilst there is an explosive growth in the home renovation industry, spurred on by endless TV programmes, you need to be realistic about both budget and your own time and skills. Budget is particularly important as many mortgage lenders may withhold some element of the funding subject to the completion of any renovation work required. Unless you personally have the capital to fund the work, you may find yourself facing cashflow difficulties as a result. You should be equally honest about the potential value of the property once renovated. There is little in the way of public domain figures but it is believed that many personal property renovations for investment purposes fall far short of their original profit targets. This is usually due to a combination of under estimating the costs of renovation together with over-optimism regarding resale values. If the likely margin appears thin, decide why you are really buying!

Timing
It generally takes about three months to find a piece of property and get your offer accepted. It takes about a month to confirm a mortgage. It then takes another month to exchange contracts and two to four weeks to complete the process after that.

Your Budget
Carefully determine how much you can spend for the property. You will need funds for stamp duty; a solicitor; a surveyor; land registry fees; local authority searches; a removal company; and any work on the property that the surveyor or mortgage provider requires. Buying property is invariably more expensive than you anticipate, so you should overestimate the costs by 10 to 20%.

Remember, after buying the property, you will have to pay the mortgage; buildings and content insurance; life assurance; council tax; maintenance costs; utility bills and, if a leasehold property, service charges.

The Mortgage
If you have an existing mortgage it is usually worth checking with your lender as to any loyalty deals they may be willing to offer you in return for staying with them as you move to your new property. Always check any financial penalties you may have to pay as a result of a previous fixed rate or discounted rate deal on your current mortgage if you have not reached the end of the penalty period. You will need to add these to your calculations. It is usually worth finding and using the services of a reputable Independent Financial Advisor (IFA) in order to save a lot of shopping around. There are also a great many mortgage publications which allow you to compare the offers from various lenders including the range of different mortgage types and terms available. When you decide on your lender, get a provisional offer in writing because this makes you more attractive as a buyer to have proof that you can pay for the property.

The Search
The internet is now a rich source of properties for sale. At classifieds.co.uk we have a large selection of properties of all types. In addition, you will find a number of specialist property sites which allow you to search by location, property type etc. Don�t forget to register with the estate agents in your target location. This will ensure that you don�t miss out on new properties which may take a few days to find their way onto the agents� websites. Also look in the local papers.

If you are aiming to buy a property for renovation or for buy-to-let, there are a number of specialist publications for these markets which include advertised properties. There are also a number of auction companies who are engaged to dispose of properties repossessed by mortgage lenders.

Conclusion
For most of us, this is the single biggest financial commitment we will make so do be honest with yourself regarding affordability: particularly if you are considering a renovation project. Shop around for the mortgage and be prepared for a long haul. With some careful planning and a lot of patience, you should be able to find that dream home.
