Today's 50 plus generation have far greater plans for retirement than they used to and when it comes to choosing a home for your retirement there are now many options to choose from. Choosing a retirement home
Retirement can be an exiting time and it's likely you may choose this time to change home as you family will now be settled with homes of their own. However before jumping into the world of retirement housing it might be worth considering if it will be right for you.

Retirement housing is purpose-built with the needs of older people in mind; usually a flat or a bungalow. If you want to remain as independent as possible, but without the worries of maintaining your current home and with extra support available if you need it, retirement housing could be the answer. There are two main types of retirement housing; sheltered housing, which will have a communal entrance and some shared facilities, but you still live on your own with your own bedrooms and living areas and kitchen. There will also be some safety features such as alarm buttons and cords. Assisted living is where you can live independently, but your home will be in the grounds of a care home. You can choose whether or not to use the facilities of the care home and obviously expert help is there if needed.

There are obviously several advantages and disadvantages to living in a retirement home, and before you take the plunge it might be best to see if it's right for you. If you're very attached to your current home then equity release schemes offer a range of options which allow you to draw capital or raise income from your home without having to move. You also need to make sure that your property is re-saleable, and consider the location carefully; you want to be sure that as you get older you are within easy reach of all amenities. Also don't forget about unexpected charges such as repairs and maintenance, if you're buying into a leasehold then don't forget about the ground rent and service charges. Look at how well the property is built and make sure it is insulated well as energy prices are unlikely to fall. If you're going to downsize then this could release a lump sum of cash, which may be handy, however if you're still quite young and have several years of retirement left then it may be best to invest all your capital -- you should try and speak to someone you trust about what is best for you. Also try and seek advice as to what happens if your property is subject to inheritance tax and remember to discuss your savings too. Savings could affect your ability to claim benefits and a reduction in council tax and might result in a liability for care-home fees should you or your partner need long-term care in the future.

With advances in medicine and an increased awareness of what makes for a healthy lifestyle, people are now living longer and staying active well into their retirement. As a consequence there are now so many new developments across the country that you can choose a retirement home to suit the type of person you are. Not only can you choose a location that is convenient, but many retirement complexes offer special amenities such as fishing, walking and even the theatre. Some of the more up market developments even come with swimming pools and a gym and can often be found in beautiful settings. Be sure to think about what you'd like to be doing with all your free time, and if you can, try and surround yourself with the things you love as retirement is when you have time to enjoy them. Do you want to be entertaining friends and family is there room for this? What about travelling, is it easy to get to the airport or train station? View your retirement and your new move as something positive and focus on doing all those things that you wanted to do but never had the time, you could even take up a new hobby!

When looking for your retirement home, ask friends and family members if they know of any new developments you might be interested in, and also ask your local estate agent for some information.
